David Beckerman |
| David Beckerman is Managing Director and a Member of Metrovation Capital, LLC. Prior to the founding of Metrovation Capital (which was formerly known as TII Realty Capital, LLC), he was Chief Operating Officer of Terranomics International Investors where he directed the origination, due diligence, negotiation and closing of high-leverage real estate loans; portfolio management; and investor reporting. He is also the Chief Financial Officer of Metrovation, where he arranges financing for approximately 1.7 million sq. ft. of commercial properties controlled by the firm. Previously, Mr. Beckerman was the senior investment officer of a Boston-based investment advisory firm which represented offshore institutional clients. His expertise is in high-leverage structured lending and he has closed investments in retail, office, multifamily, hotel, and industrial properties nationwide. He also has worked in the consulting divisions of Real Estate Research Corporation and GA/Partners. Mr. Beckerman received his M.B.A. from the Kellogg School of Management at Northwestern University and a B.A. from Tufts University.

Christopher Cole |
| Christopher Cole is a Member of Metrovation Capital and Director of Development for Metrovation/Terranomics Development's East Coast operations. He is based in Red Bank, New Jersey, and is in charge of the acquisition, leasing, re-development and asset management of Metrovation/Terranomics Development's East Coast properties. Mr. Cole's recent accomplishments include the completion of the re-development of Brook 35 Plaza in Sea Girt, New Jersey. This 80,000 square foot shopping center was transformed from a neighborhood strip center to a vibrant lifestyle center with such national tenants as Talbots, Banana Republic and Williams-Sonoma. Additionally, he has re-developed four mixed-use (retail, commercial and residential) buildings in Red Bank which have been the catalyst for the revitalization of the downtown. Mr. Cole has a Masters Degree in Real Estate and Construction Management from the University of Denver and a B.A. from Babson College. |

Mark Seiler |
| Mark Seiler is a Member of Metrovation Capital and co-founder and managing partner of Metrovation, a development and urban consulting firm specializing in acquiring, developing and rehabilitating office and retail properties. In recent years, Mr. Seiler has formed several partnerships (and acted as the managing partner) to purchase and rehabilitate office buildings in San Francisco and the Jack London Square area of Oakland. These developments have included full rehabilitation, redesign, seismic retrofit, and base building and tenant-improvement construction. Mr. Seiler also has extensive experience re-tenanting and financing properties. Mr. Seiler received an M.B.A. from the University of Michigan and a B.A. from the University of California, Berkeley. |

Merritt Sher |
| Merritt Sher has been a real estate innovator since founding Terranomics in 1970. Mr. Sher is a Member of Metrovation Capital and was co-founder and principal of Terranomics International Investors. In addition to serving as Chairman of Terranomics, he is a principal in Metrovation, a development and urban consulting firm, and he has played a key role in the creation of some of America's most successful commercial real estate projects, including the nation's first Power Center, 280 Metro Center in Colma, CA; the "lifestyle center" The Grove at Shrewsbury in Shrewsbury, NJ; and Jack London Square in Oakland, CA. Mr. Sher has been a board member and early stage investor for several national companies, and has served as a real estate consultant for such retailers as The Gap, where he arranged the firm's acquisition of Banana Republic. In 1989, he formed Terranomics Retail Services as the brokerage division of Terranomics. It has become one of the nation's largest retail real estate brokerages, specializing in tenant representation, project leasing and institutional property management, representing several million square feet of retail space and many of the nation's leading retailers. In 1997, Federal Realty Investment Trust acquired Terranomics Retail Services. Mr. Sher received his J.D. from Hastings College of Law. |

Ronald Sher |
| Ronald Sher is Chief Executive Officer of Argus Group, Ltd., a Member of Metrovation Capital, and was a co-founder and principal of Terranomics International Investors. Argus Group is principally involved in repositioning and managing a portfolio of retail and office properties. Mr. Sher was responsible for the redevelopment and expansion of Crossroads Shopping Center in Bellevue, WA. This Center was the subject of a case study by the International Council of Shopping Centers. Mr. Sher also founded and is Chief Executive Officer of The Third Place Company, which creates community gathering places anchored by a new and used book store, restaurants and entertainment. He is a founder of Islander's Bank, a commercial bank headquartered in Friday Harbor, WA, and past Board President of Friends of Youth and Four Winds/Westward Ho. He earned a Ph.D. from Washington State University, an M.B.A. from Columbia University, and a B.A. from Colorado College.
